Our homebuyer surveys are undertaken by RICS Chartered Surveyors and will tell you the condition of the property, vital information that can be used during price negotiations and will help to avoid expensive surprises after you have moved in. Our reports are clearly presented, factual, unambiguous and will allow homebuyers to quickly understand the information.

Level 1

This service is designed for buyers and sellers seeking a concise professional and objective report on the condition of the property. The report describes the condition of the building, highlighting any obvious risks to the building, people or grounds. The report provides an assessment of the relative importance of each of the defects and problems. A level one report does not include advice on any repairs and associated costs and is therefore usually suited to newer buildings in satisfactory condition.

Level 2

This report is suitable if you need more detailed information when buying or selling a conventional house, flat or bungalow. This intermediate level of survey includes a more thorough visual inspection of the building, its services and grounds, but still without tests. Any concealed areas normally open or used by the occupiers are inspected if safe to do so. The report describes the condition of the different elements and provides an assessment of the relative importance of the defects/problems. This report includes advice on any repairs required and any ongoing maintenance issues. This level of service suits a broader range of conventionally built properties.

Level 3

This level of service is for clients who are seeking a professional opinion based on a detailed assessment of the property. The survey consists of a comprehensive visual inspection of the building, its services and the grounds and is more extensive than a level two survey. Concealed areas normally open or used by the occupiers are inspected if isafe to do so.  Although the services are not tested, they are observed in normal operation – in other words, they are switched on or off and/or operated where the occupier has given permission and it is safe to do so. The report objectively describes the form of construction and materials used for different parts of the property. It describes the condition and provides an assessment of the relative importance of the defects/problems. This report will be used if dealing with a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works.
